I am the previous owner of the above referenced property which I listed with Olen Zirkle of TRI Outdoor Properties. I had never met Olen in person but found out about his real estate company through a mail solicitation. Before listing the property with TRI Outdoor Properties I had listed it with three other brokers, including two local brokers, without much success due to the fact that it is so big and so far away from my home in the San Francisco Bay area.

I called Olen to talk about my property and to discuss my ideas on marketing. I found him very responsive and accepting of my ideas which he later incorporated into the advertising on several land specific websites. I had direct input and approval of all of the marketing materials which turned out to be quite spectacular in quality and content. As I was to discover, TRI Outdoor Properties has access to a well trained and qualified graphics department which included maps and an aerial view, all of which made the property look inviting. They took many pictures that highlighted the attributes of my property and put them into a marketing brochure that did an excellent job of portraying the property's many features, as well as to put a big sign along the highway at the property entrance.

In addition to the state-of-the-art advertising, TRI Outdoor Properties' personnel were always available to show the property even though it was several hours drive from their main office. As a group they were able to negotiate an acceptable price and to work with me and a private lender to get financing in place that met my needs and satisfied both the lender and buyer. Olen always returned my phone calls promptly and kept me well informed of all those who showed any interest after their initial calls and contacts.

If you are looking for a group of qualified land brokers with the excellent brokerage skills and integrity to work with you on the sale of your property, I highly recommend the TRI Outdoor Properties group.

      Escrow Closed today on property that has been in my family since 1856.  Although the finality of thse sale is bitter-sweet, the entire transaction was made less painful by the competence and professionalism of my realtors.

      In particular, Mike Kuppenbender exhibited the following charateristics that I believe make him an outstanding realtor and an asset to the Cabela's team:

      --He followed through with his promises; i.e., he took over 25 photographs of my  place in order to select the best one for advertisement purposes, posted them on multiple websites within a short period of time, obtainded a bona fide cash buyer, and closed escrow in less than 14 days;

      --Although I was in a desperate situation because I had become behind in my mortgage payments and the property had been unsuccessfully listed with other realtors for over two years, he was always positive in his approach and never acted as though the situation was hopeless or that I should settle for less because of my circumstances;

      --When the potential buyer asked if I would consider taking less than full prIce, Mike countered on my behalf by stating that the property was worth the asking price (of course, he had backup evidence, such as comps in the area but the fact remains that his stand and confidence on this issue made the deal);

      --Because I had a major concern about the protection of a Native American archeological site on the property, he addressed this concern in a timely and efficient manner by getting the buyers to initial documentation regarding the recording of that site; and,

      --After escrow closed, he contacted me to confirm the closing and to learn if I had any concerns or inquiries.

      All of the above factors led to a successful real estate transaction in which a beloved and unique piece of property was saved from potential foreclosure and I was able to come away from the sale with enough proceeds to establish a college fund for my son.

      In summary, I have recently learned in leadership training that the attributes of a successful leader are as follows: honesty, competence, communication, and vision.  I believe I have just described Mike.
